This cluster of pocket neighborhoods is located on the Oregon coast, just a few-minutes-walk from the town center of Manzanita and a sandy seven-mile-long ocean shore.
Originally, the developer came to us with a standard residential subdivision plan — with 15 platted lots and with streets and utilities in place — and asked if we could transform it into a more connected community with pocket neighborhoods as the building blocks for its layout. We completely reworked the site plan while keeping most of the roads and utilities in place. The plan includes 32 houses ranging in size from about 544 SF to 1800 SF. Here’s the site plan, along with some photos of the first phase (completed and sold out in 2014), and a few sketch views for Phase II. Construction on Phase II & III is underway (spring 2017).
